Your owner’s portal will provide you 24/7 access to a broad array of up to date information including financials, rental payments and lease status. We will, of course, provide you with move-in move-out data. But beyond the standard reports, we will also provide you with a copy of the property’s quarterly inspection report detailing current status and highlighting any potential maintenance problems.

The tenant’s portal is equally robust, offering tenants the ability to pay rent, check their balance, submit maintenance requests and read recent news and updates about the property. Additionally, in order to increase tenant retention, we will have ongoing and regular communications with your tenants to answer any questions that may arise and preemptively resolve any problems that might occur.

    Our first step as your property manager is to perform a careful and detailed analysis of your property in order to determine its income potential. Among the factors considered are the property’s: location, building type, size, features, condition, age, lot size and features, school district, nearby shopping and access to the highway system. After completing our analysis, we will suggest an appropriate rent.
  • Marketing

    Marketing is key to finding the right tenant and maximizing your return on investment. In order to find that tenant and minimize vacancies, we list your property on the top rental sites including Zillow, Trulia, Facebook Marketplace, HotPads, Lovely, Apartments.com, Apartment List, Realtor.com and Craigslist.
  • Tenant Screening

    We screen all applicants using TransUnion’s “Smart Move” screening tool which includes a background check, credit check and eviction history. A member of our staff will meet every tenant face to face before move in.
  • Rent Collection

    Using our website’s online Tenant Portal, tenants can easily and timely pay their rent to us by credit card or ACH deposit. We will then deposit your funds directly into your bank account every month.
  • Maintenance

    We receive all maintenance requests. We then schedule the repair with one of our preferred vendors as appropriate or a vendor chosen by the owner if preferred. We do not mark up any standard maintenance requests: what the vendor charges is what you pay.
  • Periodic Inspections

    In addition to standard move-in move-out reports, we conduct quarterly property inspections using Happy Co’s Happy Inspector that documents the property’s condition and helps ensure that all maintenance issues are addressed in a timely manner.
  • Financial Reporting

    With our detailed reporting tools, it's never been easier to be informed regarding your investment. Log into your owner’s portal to view your financial statements and stay up to date with your investment’s performance.
